Former site of Sonesta Key Biscayne sold for $78M

The former site of the Sonesta Key Biscayne has been sold for $78 million to an Argentine real estate investment and development company. The buyer was Consultatio S.A. of Buenos Aires, which is traded on the Buenos Aires Stock Exchange (CON.BA). The Miami office of Holliday Fenoglio Fowler L.P. on Monday said it brokered the sale through a 50/50 joint venture owned by Sonesta International Hotels and Fortune International Realty, which is led by Edgardo Defortuna.

Amid South Florida’s troubled commercial property market, the deal appears to be a positive outcome for the partnership because Sonesta valued the site at $60 million in 2005 when the joint venture was announced, according to a Business Journal article on Jan. 18 of that year. Key Biscayne is a largely residential island south of downtown Miami known for its parks and the Sony Ericsson Tennis Open. Residents of the village often are vocal about the size of projects. The 10.3-acre former Sonesta site is entitled for 165 residential units and has 500 feet of oceanfront footage. The partnership initially planned a new 350-room Sonesta resort. The HFF (NYSE: HF) team of executive managing director Manuel de Zárraga, senior managing directors Dan Carlo and Dan Peek and associate directors Jaret Turkell and Luis Castillo were the advisors on the sale.
